Fifty-seven new homes could be built on land in Kings Bromley.

Developers have submitted proposals for the site off Alrewas Road.

The 2.69 hectares of land currently sits behind existing properties, but could be redeveloped into a mix of two, three and four bedroom homes.

In a statement supporting the application, the developers acknowledge that the land lies in a rural area where such residential developments would not normally be acceptable.

But they argue that the council’s policies are not applicable due to issues with available land for new homes.

“It is the applicant’s view that in the absence of a five year supply of deliverable housing sites that the council’s policies that are relevant to the determination of the application are out of date.

“Clearly, on the face of it there is a conflict with the development plan in that new residential \[development\] would not typically be supported in this location.

“However, Core Policy 6 \[Lichfield District Council’s stance on new housing delivery\] as one of the most important policies for determining new residential development is considered out of date as the council are unable to demonstrate a five year supply of housing.

“As such the council need to consider whether by granting planning permission for the proposed development, any adverse impacts of doing so would significantly and demonstrably outweigh the benefits when assessed against the policies as a whole.”
