A report has recommended plans for six new homes on land in Lichfield are given the green light by councillors.

Lichfield District Council’s planning committee will make a decision on the proposals for the 1.1acre site north of Deanslade Farm on Claypit Lane next week.

Concerns had been raised over the development of the five-bedroom properties due to policies in the Local Plan calling for the local authority to “actively promote the delivery of smaller properties”.

But a planning officer’s report said that nearby housebuilding within the same Strategic Development Allocation (SDA) area meant the balance could be achieved more broadly.

> “It is noted that while the scheme would not strictly meet with the housing mix identified in the Local Plan strategy taken in isolation, on balance, given the small scale of this site, the precise mix would not only be difficult to achieve given the small scale of the site, but would also result in a more over intensive form of development.

> “Therefore, on balance it is considered that the scheme would be acceptable and not significantly alter the approved housing mix across the SDA, where the majority of dwellings being provided are two and three bedroom properties.

> “Consequently, the proposed mix of six larger five bedroom homes in this instance is acceptable having regard to the site context and location and the wider housing mix.”

Lichfield District Council’s planning committee will discuss the report at a meeting on 6th June.
