Three Spires Shopping Centre

A Lichfield city centre shopping precinct in under new ownership after a deal was completed.

Evolve Estates has acquired the Three Spires Shopping Centre.

Director Sebastian Macdonald-Hall said the deal was the company’s largest of 2022 so far.

“Lichfield is an affluent and thriving city that has good footfall from local shoppers and tourists throughout the year.

“Three Spires is a safe, pedestrianised centre that has a wealth of quality names already.

“There are five vacant units, ranging from a kiosk at 226 sq ft to a large anchor store of about 47,000 sq ft, previously occupied by Debenhams. Evolve’s asset management team are already well underway curating a repositioning strategy, bringing new leisure experiences to Lichfield.

“We invest in communities, helping to create vibrant places where people want to shop and visit, and are renowned in the industry for our proactive and intensive asset management.

“This approach not only adds value for our portfolios, but also provides a better and more diverse offering for users.

“We are excited by the possibilities at Three Spires Shopping Centre and will be working hard to attract more brands in retail, leisure and food and beverage to the heart of Lichfield.”

Sebastian Macdonald-Hall, Evolve Estates

The shopping centre, which attracts 9.9million shoppers a year, is the latest in a string of acquisitions by Evolve.

A huge push on smaller or independent retailers would really make Lichfield stand out and become a go to destination. Lower the rates and make it affordable for these types of business.

Hopefully they may be more understanding with the rents to encourage more shops. Surely some rent is better than none

Don’t get your hopes up

If anyone looks up Evolve, they’ll find the company buys up retail spaces and enjoys turning unused areas into urban residential.
Which is what Lichfield really needs isn’t it
I’d love to see their plans…

Anything going to be done about the dreadful parking regime in the private car parks run by the cowboys Excel?

Excel Parking_ Thought I’d do Lichfield shops a favour rather than Amazon & used the wife’s car. The b… .tards are are now hounding her for £250. The sooner Lichfield shopping centre goes down the pan with Excel Parking the better.

They need to sort out the car parking managed by Excel who have no doubt singlehandedly brought the footfall down with their “management” of the three spires car park see the Trustpilot rating for Excel to view their contempt for “customers “

Desperately need decent up market branded shops. No more cheap naff charity, poundlands, basic clothes, vape, tatty coffee shops etc.

Oh dear B. There is room for all aspects of retail and to cater for all tastes and needs and that includes charity shops (there being only 1 in the precinct) who provide not only affordable bits and bobs but raise a lot of money for good causes, Poundland (although there currently isn’t one), basic clothing, (we all need these) a vape shop, (anything to help people give up smoking) and I wouldn’t describe the coffee shops in the precinct as tatty. Perhaps you’ve mixed it up with another precinct?
Lets hope though that the new owners sort the issues of parking out and remove the management of it from Excel.
And great news that the once Debenhams store is being considered for re-use as a cinema. About time.

Yes Ann but expectations need to be higher. The centre is skewed with those I mentioned and a pret a manger, white company, small Waitrose etc would bring the standard up. I would say there’s very little on offer for those wanting something upmarket.

Hope they make it a covered street, like Coopers Square in Burton was covered over with a roof.
Would make a big difference.

There are quite a few upmarket independent shops in Lichfield. Have you
guys actually walked around Lichfield properly and gone into these independent shops? The problem is on here if people don’t see upmarket recognised brands (chains) they think there are no upmarket shops, but there are. Young Ideas is great, and there are others.

Hope that they improve the public toilets which are a total disgrace ,who in their right minds would use them ,when coach loads of tourists arrive and have to face what can only be described as something from 1910 ,something must be done or most people will travel to tamworth which has all the shops and FREE parking .

Tamworth ventura is the place to go, unfortunately the Layout should have been like Touchwood Solihull, car parks underneath the pedestrianised shopping precinct, Gracechurch Sutton has had its day.

Steve

I don’t understand why people on here like Tamworth Ventura so much. It’s a series of ugly retail parks, seriously? Oh wait you save £2 in parking? Wow. Lichfield’s beautiful historic centre vs an ugly retail park? I know which one I’d prefer.

Come-on Gary, venture down south and take a look at other cathedral cities.

Gary

B, go live down south then and pay triple the house price. Give you something else to moan about. You have to remember that many of those other places are much larger than Lichfield.

Shop in, and help make, Lichfield better, rather than just complaining on here. Going to ugly Tamworth retail parks certainly doesn’t help Lichfield.

Steve, I couldn’t agree more.

I would also urge all Ventura Park aficionados out there to venture into Tamworth town centre itself. I did that once and have regretted it since.

Steve

@Matt, me too! It’s absolutely dire. The area around the castle/park is attractive but that’s it, the rest is awful. Lichfield is head and shoulders above.

I have stopped using three spires shopping centre due to the cowboy operation of Excel parking, I now have pcns and final
Demand letters for £480 from them. I parked on three occasions each time paying but having no proof, only to receive letters that I had not paid some five weeks later. Good
News that the council have seen sense and excel have been given the chop. I might consider lichfield again, it could take a
Time though with these pcns hanging around my neck
