PLANS have been submitted for up to 70 new homes on agricultural land in Barton-under-Needwood.
The development would also see the demolition of several agricultural buildings on the 4.5 hectare site.
The proposed development would be located north of The Green and would include new public open space. Access to the site would be via Bar Lane, which would be upgraded to accommodate vehicles and pedestrians.
As an outline application, the proposal seeks approval for the principle of development. If granted, details such as layout, scale, access and landscaping would be determined at a later stage.
The applicant’s planning statement highlights the site’s proximity to key local amenities, including shops, a library, a pharmacy and schools.
The planning statement added:
“This proposal for up to 70 homes at Barton-under-Needwood represents an opportunity to deliver a high quality development at a sustainable settlement.
“East Staffordshire Borough Council had previously concluded as part of the an earlier land availability assessment that the site is suitable. The more recent assessment only finds it unsuitable due to the existing general countryside protection policy of the out-of-date Local Plan which does not take account of current housing needs.
“The site is well-enclosed by built development and green infrastructure. The visual impacts will be very limited. It will not extend the village and further than existing development and instead will round off and complete the village form.”
