PLANS for 100 new homes on land in Little Aston have been rejected.
The development would have seen an existing property demolished to make way for the scheme on land west of Roman Lane and Little Aston Park Road.
A planning statement said the proposed development would ensure all homes "have access to open space and recreation opportunities".
But Lichfield District Council officials said a number of concerns meant permission would not be granted.
A decision notice said:
"The application site strongly contributes to the purpose of the green belt, that being to check the unrestricted sprawl of large built-up areas as set out in the National Planning Policy Framework (NPPF).
"The application site is not therefore grey belt land according to the NPPF definition.
"The planning application fails to demonstrate the provision of appropriate and safe routes for pedestrians and cyclists to local facilities. Walking distances to bus stops served by good quality services are excessive and there is no prospect of bus services entering the site, nor the inclusion of a cycle lane on the access carriageway due to insufficient width.
"The development fails to secure sufficient natural surveillance along the access route proposed to replace the dwelling and associated land of The Priors on Little Aston Park Road. For this reason, the application fails to demonstrate development would be safe and accessible, and avoid crime, or the fear of crime."
Issues were also raised with a lack of a flood risk assessment and drainage strategy as well as the potential loss of trees.
