MORE homes could be built at a development before junction work has to take place if plans are approved.
An application has been made to Lichfield District Council in relation to the Cricket Lane scheme as part of efforts to amend the trigger point at which enhancements to Swinfen Island need to be carried out.
The initial agreement would have seen 130 properties available for occupation before the junction works had to be carried out.
A proposal to stretch that to 200 was withdrawn earlier this year.
But now developers have applied for 400 properties to be available for occupation ahead of works to Swinfen Island.
The request also seeks to allow for all of the 46,637 square metres of employment facilities being built to be occupied too.
A planning statement said:
"The applicant is awaiting Section 278 technical approval by National Highways as the strategic highway authority.
"Detailed design and programming of delivery is well advanced, however, the highways authority have not yet commenced works to Swinfen Island and these are not anticipated to begin before 2027 and will take approximately 89 weeks to complete.
"As a result of these delays, which sit outside the control of the applicant, commencement of the next residential and commercial phase of development cannot start, having significant economic impacts and delays to the delivery of much-needed housing."
The application said any delays to the development would also see delays to more than £5.6million of Section 106 contributions for local initiatives.
It added:
"Delaying the build will cause prolonged inconvenience to existing residents, by prolonging disturbances such as dust and noise.
"The developer will mitigate these effects, but delays to construction should be avoided to further mitigate the impact of development on residents."
